The Rutland Group has spent the last 40 years honing its skills and services to provide:
Rutland has constructed more than five million square feet of commercial space, three million square feet of offices and successfully promoted schemes in excess of 3,000 residential units.
We create high quality built environments based on meticulous research into both owners’ and occupiers’ evolving needs in building design, management and occupancy costs.
Rutland’s major office developments have won many awards, including the highest points awarded under the BREEAM rating for one of its buildings, SAP’s HQ in West London. Other major headquarters have been built for companies such as IBM, Cisco, Informix and Alcatel.
We take a systematic, proactive approach to maximising a property’s rental and capital growth, both individually and within a portfolio. Rutland adds value through short and long-term development opportunities, leveraging market awareness of factors influencing growth and value, and reducing costs.
Rutland’s project management team has managed all of its own construction and land remediation projects in-house. Projects range from management, to full technical design and contract administration across industrial, commercial, residential and healthcare sectors.
The team has created over £300 million of development sites. It has carried out major project management work ranging from £200,000 to £10 million both on its own account and for a number of banks, institutional clients, healthcare, education and local authorities - including Trinity College Cambridge, Woking Borough Council, Clerical Medical, Hanover Property Unit Trust, TSB and the Royal Bank of Scotland.
The property management team is focused and knowledgeable, with first-rate financial reporting systems and an ability to watch and listen to the market and actively identify development and trading opportunities. The team ensures the maintenance and improvement of the investment income stream it manages through ‘hands on’ management at a local level, which enables it to know and understand its tenants and anticipate their requirements, enabling it to grow the income stream.
Rutland is passionate about the environment and in dealing with major disadvantaged sites and land remediation as part of its strategic land use and planning.
Our expert knowledge of the environment and sustainability issues has led to the Government using aspects of our projects as exemplars of good practice.
Rutland engages in strategic communications every day. Our knowledge of all aspects of the property industry, and hands-on approach with projects and clients, enables us to deliver highly effective stakeholder engagement and communication programmes.
Who to talk to, perceptions, messaging, navigating all forms of face to face and digital engagement, marketing, media relations, statutory planning documents and crisis and reputation management are all delivered by the Company’s in-house team.
Rutland creates and manages events to enhance and support its property development, investment and management portfolios. Events which are creative, deliver value for money by allowing us to engage with local communities on behalf of ourselves and our clients. This has resulted in some extraordinary events delivered by our in-house team of visionary strategists.
We can and have organised successful and popular concerts, festivals, large scale motoring and aviation events, corporate parties, team building exercises, public exhibitions and meetings.
